STONEBRIDGE SUBDIVISION ASSOCIATION
What : We are a group of citizens who are interested in promoting
the well being of our subdivision.
How: By joining together we will take on various tasks and programs
to enhance our neighborhood. Included are a number of items,
such as Neighborhood Watch and speed control. Being organized
will give us greater clout with government organizations like the city
council and the zoning commission. Having a spokesperson to
represent our interests will make sure our voices are heard.
We have incorporated our organization for a number of reasons:
A corporation commands more influence
Incorporating will keep the organization alive by requiring a certain number of meetings each year, and elected officers to manage day to day business.
By incorporating all of the members have their personal assets protected by law in the event that someone would sue the organization.
We are NOT a homeowner association.
We will not have mandatory membership.
What is the difference between a homeowner association and a neighborhood association?
A homeowner association (HA) has the power to tell a property owner to do things to bring his/her property in line with the covenants in the subdivision. The HA can levy a fine and actually send someone to correct whatever the problem may be, then send the bill to the homeowner. The HA is much more powerful than a NA when it comes to enforcing the covenants.
A neighborhood association (NA) has little power to tell a property owner to bring things in line with the covenants. The NA can however, take a property owner to court and force the individual to live up to the covenants.
